Our dedicated team prides itself on routinely making that timescale much shorter, and we will be working hard to do the same for you.

Yes, a survey is advisable even if your lender doesn’t require one. A survey assesses the property’s physical condition, identifying structural problems, dampness, or roof issues before you commit. You’ll own the property subject to any defects discovered after completion, so knowing what you’re buying upfront protects your investment. We can advise on what level of survey suits your situation.

Standard searches include environmental (flooding, subsidence risk), local authority (planning permissions, building control), water and drainage, and road information. If you’re buying without a mortgage, we advise which searches provide most security for your purchase. If you’re using a lender, they’ll specify required searches. We handle all searches and explain any issues that arise.

Transfer of equity changes the legal ownership of a property by adding or removing a name from the title. Common reasons include marriage, divorce, gifting property to a family member, or restructuring ownership arrangements. We handle all the legal elements, including any mortgage requirements with your lender and registration at the Land Registry.

Remortgaging replaces your existing mortgage with a new one, often to secure better terms or release equity. We handle all the legal work: property investigations, meeting your new lender’s requirements, and completing documentation. We provide clear cost information upfront. The process typically takes four to eight weeks, depending on your lender and circumstances.

Joint tenants own a property equally, and if one owner dies, their share passes automatically to the surviving owner. Tenants in common hold defined shares that pass through their Will on death. The choice affects inheritance planning, tax, and future sales. We advise on what’s right for your situation before purchase, or if you want to change an existing arrangement.
