Dilapidations are the repair and reinstatement obligations a tenant has under a commercial lease. A landlord may bring a dilapidations claim where the premises have not been maintained to the standard required under the lease. These disputes are often resolved by negotiation, supported by a specialist surveyor’s schedule of dilapidations. Where agreement cannot be reached, we can take the matter to court. We advise both landlords bringing claims and tenants defending them, and work with specialist surveyors where appropriate.
